Mortgage loans

How was the purchase of your first home? Did you buy it with cash or a mortgage loan? How much deposit you put into the down payment for the purchase? Buying a home is a big decision. The property market is good now and the prices has gone up very high for my liking. If, I were to buy my dream home now, I would need cash immediately for my down payment. Would payday loans be a good choice for me to get the instant cash for the initial payment?

From my discussion with my friends, they advice me not to buy it when you do not have the means to do it. I did re-examine my personal finance ability. I did my calculations and found out that I could afford paying the monthly installment with my CPF and the subsequent monthly installment of the loan for my down payment. However, I might not be able to survive if there’s any need of cash in the event of emergency.

I guess I would need to consider more of other factors and tips from my friends such as refinance of mortgage and finding the most flexible loans with the best rates.

So, what’s your experience of buying your dream home? What are the considerations?

Manchester United tops EPL

Manchester United went top of English Premier League (EPL) after beating Middlesbrough 4-1 last night. Nani, Rooney and Tevez (2 goals) goals condemned Middlesbrough to their 5th successive defeats on the road to put them just above the relegation zone. It was another great performance and the 4-1 scoreline was the 3rd equaling the club’s 100 year old record of successive 4 goals winning matches. But Manchester United slipped back to second level on 26 points with Arsenal in the table after Arsenal managed to get a draw with their match against Liverpool just 2 hours ago when Fabregas got the equalizer with less than 10 minutes to go.

International Calls Phone Card

Phone cards are a very cost effective, efficient and easy to use tool to keep in touch with loved ones, especially if they reside outside the country. Myself, who is residing in Singapore, has been using prepaid international phone cards to call my family and friends in Malaysia. Most of the phone cards out there offer more than 50% lower rates than the normal calls. Recently, I found out about TheRichCom.Com’s offering of prepaid international phone cards. The rates of using their phone card to call Malaysia is less than 10 cents a minute. Besides, the phone card can be use to call any other country. They offer more than 800+ phone cards with great low rates and excellent voice quality. Ordering the phone cards is as easy as 1-2-3. All you need to do is just enter your details, go through a payment confirmation and they’ll send you the phone cards directly to your home. I have bought mine. How about you?

Bad credit gets you into trouble

Don’t ever get yourself into bad credit. This not only making your life difficult worrying about paying off the debts but also potentially being a bankrupt. When I first graduated, I was bad at managing my personal finance. I didn’t have any savings nor do I plan on how to use my hard earned money wisely. More than often I spent all of my income and had to borrow from my friends. After some time, I borrow more from different friends. I had difficulty paying back my friends at that time. The temptation to borrow for personal loans from banks and other financial institutions was so great but luckily I didn’t.

I started planning and cutting down my expenses and made priority to pay back the money I borrowed. It was good and I managed to clear my debts. Thinking back, I’m glad that I resisted the temptation to get more loans. Otherwise I would have lots of other debts and ended up being a “bad credit”.

The number of “bad credit” consumer all over the world, especially in the U.S. are growing tremendously by the day.
